A: Unfurnished.
Q: What in-unit amenities are included?
A: Knox Landing has washer and dryer in the unit.
Q: What are the laundry options—in-unit, shared, or off-site?
A: Knox Landing in unit laundry/Canyon3 laundry facilities on site.
Q: What community amenities are available?
A: 3 laundry facilites, bark park, pet spa, salt water pool, pickle ball court, picnic areas.
Q: Is there a fitness center or gym on-site? What equipment is available?
A: Yes, tredmill, eliptical, free weights, medicne ball, pull-up bar, yoga mats, stationary bike.
Q: Is there a community clubhouse or lounge area?
A: No.
Q: Are there EV charging stations or bike storage?
A: No.
Q: Are there co-working spaces or business centers available?
A: No.
Q: Do you offer smart home features or modern apartment technology features (keyless entry, smart thermostat, etc.)?
A: No.

A: Yes, we have outdoor spaces. Picnic and BBQ areas throughout the property.

A: Recycling through our valet trash service.

A: We have in person options as well as online scheduling.
Q: Are you pet-friendly? What are the pet policies and fees?
A: We are pet friendly with breed restrictions weight limit 50 lbs. Pet fee due at move in is $300 per pet and pet rent each month is $15 per pet. Limit two pets per household.
Q: Is renters' insurance required for residents?
A: Yes renters insurance is required $15/month.
Q: What is the process to apply for an apartment?
A: Our application is online at canyonandknox.com.
Q: What is the lease length? Do you offer short-term leases?
A: 12 month leases. Short term lease are an additional $200/month.
Q: Is there an application fee?
A: Yes $50 per adult.
Q: Are co-signers or guarantors allowed?
A: Yes.
Q: How can I pay rent (online, check, auto-pay)?
A: Rent payment options are money order, cashier's check, or online through Loft.
Q: Is the community pet-friendly? Are there pet amenities like a pet spa or dog run?
A: Yes we are pet friendly, we have a bark park and a pet spa.
Q: Is there a pet deposit or monthly pet rent?
A: Pet fee is $300 per pet and pet rent is $15 per pet.
Q: Is parking available? Is it assigned or first-come?
A: First come first serve. We do provide parking stickers for residents.

A: We are directly on the bus line.

A: Inskip Elementary School, Gresham Middle School, Central High School.
Q: Are there nearby grocery stores, restaurants, or shopping areas?
A: Near by Grocery stores are Ingles, Food City and Kroger. Near by Restraunts are Red Lobster, Outback Steakhouse, Cracker Barrel, Hooters, Applebees, Monterey Authentic Mexican, Austin's Buffet. Not very many shopping areas near the community.
Q: What outdoor recreation opportunities (parks, trails, river access) are nearby?
A: There are lots of greenways and parks around. There is a community pool around the corner. The river is about 15 minutes away Ijams nature center is in south Knoxville, about 15-20 drive from our community.
